The Manor Mills residential scheme in Leeds is getting prefabricated building services including 300 bathrooms

Shouksmiths has opted for prefab on a £2.4 million building services contract at the Manor Mills residential development project in Leeds.

Working with its Leeds-based trading division, Morfitts, which is installing the electrical elements, Shouksmiths is providing a complete package solution to the client.

This comprises all electrical, mechanical, plumbing and specialist services.

The project, which started on site last June, will have more than 300 prefabricated bathroom pods, all of which will be hoisted into position, ready to be connected to the mains services.

Manor Mills is located in the up-and-coming Holbeck urban village, close to Leeds City Station, and is a joint development with Yorkshire-based company K W Linfoot and residential developer Yoo.

Once completed this summer, Manor Mills will comprise 277 apartments over nine floors, including smart-pads, studios and one- and two-bed apartments, plus commercial premises at piazza level.

Project manager Carl Turner says: “This is the first time we have used prefabrication on a residential project and we are delighted at the impact.

“As well as time and cost savings, site co-ordination and scheduling is easier, which creates a cleaner, safer site.”
