WHAT: A total refurbishment of two six-floor glass atria, the reception area and key services at No. 10 Piccadilly at the junction of Piccadilly and Piccadilly Circus. The building was formerly known as Swan Gardens and was the site of the department store Swan and Edgar. It has shops on the ground floor, including a Virgin Megastore, as well as five storeys of offices. A feature of the scheme is a new reception desk that controls many of the building’s systems and is made from Castleneau stone from France. Limestone was used for the floors and American dark walnut veneers for the toilet cubicles.
HOW MUCH: Final account not yet signed, but expected to be around £900,000.
CONTRACT: JCT Intermediate form of Contract ’98.
WHO: QS: Measur, contractor: ITC Concepts from Croydon, architect: Campbell Architects, client: Standard Life Assurance.
CONTRACTOR’S VIEW: “The aim of the scheme was to make the building as attractive as possible to prospective tenants. The location was tricky as it’s an extremely busy area. We had to ward off the front area, and there were very stringent delivery times given to us by the council. Precise planning scheduling was necessary to ensure the safe clearance of waste during stripping-out ,” said Eamonn Daly, operations director IT Concepts.
