Using offsite prefabricated services modules has helped m&e contractor NG Bailey reduce the installation time of a new office complex for the Transport Research Laboratory at Crowthorne, Berkshire.
The 10 220 m2 complex was built to accommodate staff expansion. Consultant Hoare Lea Partnership of Bristol designed the m&e services with a focus on the use of offsite prefabrication.

The buildings are served by four-pipe fan coil units supplied with chilled water and lthw from two 507 kW chillers and four 500 kW gas-fired boilers respectively.

The m&e services modules include Mapress piping and press fittings supplied by distributor BSS. Over 250 modules measuring 6 x1 m were constructed at Bailey Prefabrication's specialised Bradford works, delivered to site complete and anchored to Mapress Supersize stainless steel risers. Installing over 40 modules per floor took around 180 installation hours – an estimated saving of 50%.
