From 6 April The Management of Houses in Multiple Occupation (England) Regulations 2006 deemed that houses with three or more storeys and five or more tenants in two or more households require the fixed electrical installation to be inspected and tested at intervals of not more than five years.

This is one part of the properties' mandatory licensing by the local authority. Until now, the requirement fell upon landlords to maintain the fixed wiring under the Landlord and Tenant Act 1985.

This new requirement does not cover all rented accommodation. However, it should be promoted to ensure that even where regular testing is not a mandatory requirement on a rented property, regular testing and inspection is still carried out by a registered electrical contractor to ensure the property's continuing safety.
