This was another award that our judges found difficult, as they were looking for clear benefits from the partnership. After much debate, the judges chose Network Housing Group’s Pimlico Village project as overall winner in this category, sponsored by National Property Solutions

Network Housing Group, Grainger Trust and Sainsbury’s

Pimlico Village, close to London’s Victoria station, provides an unsual form of living over the shop. Housing association Network Housing Group put together a scheme with partners Sainsbury’s and the Grainger Trust that has a supermarket and other smaller stores at ground floor level, and homes for rent, shared ownership and upmarket private sale above. The judges said of the £55m mixed-use scheme: “It is a marvellous example of a housing association being the driver and bringing forward the private partnership. The end result is a very innovative design that fits well onto an urban site.”

Basildon Community Housing Association, Basildon council and Lovell

The regeneration of the 5 Links estate in Basildon, by Basildon Community Housing Association with Basildon council and developer partner Lovell won special praise from the judges. “It demonstrates the sheer energy it takes to galvanise plans for an existing community and engage with that community,” they said.

Bellway Homes (North London) and Notting Hill Housing Group

Partnership between Bellway and Notting Hill Housing Group has delivered more than 300 homes at Adastral Village South in Colindale, north London. The judges liked this project too.

“The public and private sector have worked well together – and they get a significant mark for quality of execution,” they said.

Bellway Homes and Ipswich council

The delivery of the 1000 homes at Ravenswood in Ipswich, Suffolk, is a long-term project, and both Bellway and Ipswich council are committed to creating a community rather than an estate. Some 300 of the homes at Ravenswood are affordable.

Haslam Homes, Durham council, Keepmoat, Three Rivers HA and Durham Aged Miners HA

Durham Housing Partnership is a flagship housing and regeneration initiative involving Haslam Homes, Durham City Council, Keepmoat, Three Rivers Housing Association and Durham Aged Miners Housing Association. The partnership has produced 465 affordable homes across a number of villages in the North-east, using affordable homes for sale to cross subsidise homes for rent.

Swaythling Housing Society, Southampton council and Persimmon Homes

The development of 174 new homes at Chapel in Southampton brings together Swaythling Housing Society, Southampton City Council and Persimmon Homes. The judges thought the tri-partite development agreement showed promise, but are keen to see how it works in practice as development progresses.
