A new form of partnering contract by the Association of Consultant Architects aims to challenge the costs of building maintenance.
TPC2005 is a multiparty form of contract that introduces the practical benefits of partnering for public and private sector jobs. The contract includes a set of contractual processes to achieve cost savings and improved practices in maintenance works for buildings from retail chains to airports and process plants.
Other features of the contract provide for an integrated multiparty team, a full communications strategy, processes for continuous improvement, measures of continuous improvement and related incentives, and open book pricing.
David Mosey, co-author of the contract, said of its intention: “Linking clear commercial incentives to collaborative teamworking ensures that team members understand why they must make the effort to abandon old adversarial working practices. Agreement of a full communications strategy, combining early warning systems with integrated IT support, ensures that the team has the tools it needs to put the new contract into practice.”
TPC2005 was widely trialled by clients prior to its launch.
